Our barkada recently spent a night at Brisa de Playa, a beachfront vacation rental in Lian, Batangas—and with 28 people, we weren’t sure what to expect.

For those unfamiliar, Brisa de Playa is a private vacation rental, meaning you book the entire property rather than individual rooms, as in a hotel. It’s similar to an Airbnb setup, where your group has exclusive access to the house, pool, and amenities—perfect for reunions, birthdays, or barkada getaways.
The property has multiple bedrooms with a mix of beds, making it easy to divide people into groups. Some rooms were perfect for couples, while others worked well for friends who didn’t mind sharing. With air-conditioning, clean bathrooms, and enough space to store bags, everyone had a comfortable place to rest after a long day.
Later that night, we gathered around the bonfire pit, which became the spot for late-night conversations. Marshmallows were roasted, stories were shared, random debates about life and love happened, and of course, there was a lot of laughter. None of it was planned—it just flowed.

One of the quirkiest parts of the property is the bus hotel, a converted bus with beds inside. We didn’t get to try it this time, but we kept saying we’d love to check it out next time. It kind of had a “van life” vibe that made you curious.

The property itself is expansive, so even with a big group of people, we never felt on top of each other. Having multiple bathrooms made mornings easier, and videoke naturally became a staple—everyone taking turns singing or cheering each other on.
The public beach was just a short walk from the property. Some of us tried the balsa, which is essentially a bamboo raft that allows you to float in the middle of the sea. It was quiet and relaxing in a way the pool couldn’t replicate. A few friends also arranged boating and island hopping for a small fee, which added a bit of adventure to the trip.
Practical things were easy to overlook but made a difference. The property runs on solar power, has wifi, and a backup generator, so no one has to worry about keeping devices charged or lights on.
What really stood out, though, was the people. The staff was approachable, warm, and helpful without hovering. That kind of quiet attentiveness made managing a group of 28 feel effortless.
By the end of the trip, it felt like Brisa de Playa worked not because it was flashy, but because it gave us the space and practical amenities to enjoy ourselves. With a big group of friends, that freedom really made the difference.
