Owning or managing a property involves more than having a roof over your head.

There are bills to prepare, documents to organize, utilities to divide, and repairs or renovations to plan. Property owners must also consider the materials used in their spaces and how to maintain a cleaner, more sustainable environment for the residents.
To help address these different responsibilities, Filipino innovators are developing technologies that support smarter property management from daily administration to construction and home care.
Meet Collo, Po-Lite, and the LITHOS Climate Nanotech Suite—three technologies designed to help property owners and managers operate, improve, and maintain their spaces.
Collo: AI-Powered Property Administration
For property managers, paperwork can take up a large part of the day.

Lease agreements must be prepared, payments monitored, billing statements issued, and shared utility expenses divided among tenants. The workload becomes even more demanding when several properties or buildings are involved.
Collo simplifies these responsibilities through an AI-driven property management platform.
It can automatically generate collection reports, aging summaries, and occupancy analytics based on a set schedule. Its intelligent document-processing feature also assists in preparing lease agreements, billing statements, statements of account, and official receipts.
Property managers can oversee multiple buildings and unit types through a single platform. Collo can also allocate shared water and electricity costs based on occupancy, meter readings, and tenant move-in or move-out dates.
By automating repetitive administrative work, Collo helps property owners focus more on operations, maintenance, and tenant concerns.
Po-Lite: A Smarter Material for Building and Renovation
Once the paperwork is in order, property owners may turn their attention to improving the space itself.

Choosing construction materials requires balancing strength, cost, appearance, and sustainability. Po-Lite offers a modern option for homeowners, designers, and builders looking beyond conventional concrete hollow blocks and a penchant for savvy home aesthetics.
The Po-Lite Hollow Block is a lightweight, load-bearing construction material with a high-strength biocomposite shell made from organic filler and indigenous Philippine resins.
It provides five times the compressive strength and 1.3 times the flexural strength of standard concrete hollow blocks. Its finished surface can also eliminate the need for plastering, painting, or additional finishing work.
Dimensions, colors, textures, and graphics can be customized during production, allowing homeowners and designers to combine structural performance with their preferred home visuals.
LITHOS: Natural Minerals for Fresh Produce
A well-managed property must also consider the quality of what is living inside, including gases and contaminants that may not be immediately visible.

The LITHOS Climate Nanotech Suite uses natural zeolites—minerals known for their ability to capture certain gases and substances—to support purification and environmental applications.
Its pre-conditioned zeolites can capture ethylene, a gas that speeds up the ripening and spoilage of fruits and vegetables. This may help improve food storage in homes, residential communities, and commercial properties.
The suite also includes Copper-Modified Natural Zeolite, or GH-GaZ, which is engineered to capture impurities from biogas more efficiently. This technology may support properties or communities exploring waste-to-energy and gas-purification systems.
Innovative Solutions for Smarter Property Management
Collo, Po-Lite, and LITHOS respond to different parts of property ownership.
Collo helps manage the property. Po-Lite supports its construction or renovation. LITHOS contributes to cleaner storage and environmental systems.
They do not need to become one platform or product. Their value lies in giving homeowners and property managers specialized options for specific needs.
Together, these Filipino technologies demonstrate how homegrown innovations can enhance property management through smarter administration, sustainable construction, and environmentally responsible solutions. By supporting the development and commercialization of these technologies, DOST-TAPI continues to bring Filipino innovations closer to everyday life.
