Stepping into Federal Land’s MITSUKOSHI BGC for their 2nd anniversary celebration and Tanabata Matsuri was like entering a vibrant, colorful dream. We’d heard about the Japanese legend of the star-crossed lovers, Hikoboshi and Orihime, who only meet once a year, and seeing how MITSUKOSHI BGC brought that story to life for us felt incredibly special.
From the moment we walked in, it was clear this wasn’t just another mall event. It was a genuine cultural experience. They effortlessly blended Japanese tradition with Filipino warmth, which is something we’ve always admired about MITSUKOSHI BGC.

We were lucky enough to be there for the kick-off on July 18th, MITSUKOSHI BGC’s actual anniversary. It was an intimate gathering that truly showcased the spirit of Omotenashi hospitality – that amazing Japanese way of anticipating and fulfilling needs.
We got to witness a stunning taiko drum performance, which immediately set a festive tone, and the atmosphere was absolutely buzzing, with beautiful floating Tanabata lanterns everywhere and all sorts of colorful decor. We especially loved seeing the bamboo trees hung with tanzaku cards, just like in Japan, and adding our own wishes onto them.

The Kagami Biraki ceremony, with the breaking of the sake barrel, was such a meaningful moment, symbolizing harmony and new beginnings.

The Kagami Biraki ceremony led by Charmaine Bauzon, Commercial Business Group Head, Federal Land Inc.; Thomas Mirasol, Vice Chairman, Federal Land, Inc; Yoji Kawaguchi, General Manager, MITSUKOSHI BGC; Yusuke Hirano, Vice Chairman, Federal Land NRE Global Inc.; and Jodee Arroyo, Deputy General Manager, Sunshine Fort North Bonifacio Retail Development Corporation
The cutest part of the event though was the public unveiling of Mitsuko, MITSUKOSHI BGC’s beloved friend and The Seasons Residences neighbor. She just got a fabulous new Tanabata summer makeover, and seeing her standing there, cheerful and bright, really brought a smile to our faces. She’s such a lovely symbol of the joy and memories being made there.

MITSUKOSHI BGC and The Seasons Residences
As MITSUKOSHI BGC celebrates its second year, we truly felt immersed in the magic of the Tanabata Matsuri. It was a joyful tribute, a beautiful merging of cultures, and a reminder of shared stories and heartfelt wishes. Whether you go for the stunning decorations, the unique cultural discoveries, or just to enjoy the festive atmosphere, we highly recommend experiencing it the MITSUKOSHI BGC way. Located at the podium of The Seasons Residences, it’s more than just a mall. It’s a place where you can make wonderful memories and truly find a sense of wonder.
Japan and Philippine Lifestyles at its Best
And for those who want to experience this lifestyle every day, home can be an elevator ride away.
Rising directly above the mall is The Seasons Residences, a Japanese-inspired condominium that blends Japanese design with Filipino warmth. The four towers—Haru, Natsu, Aki, and Fuyu—are named after Japan’s seasons. Haru, the first tower, is now welcoming residents, Natsu is on track for turnover by the third quarter of 2025, and Aki’s construction is in full swing. As Fuyu, the final tower, nears completion, now is the time to own a piece of Japan in the heart of BGC, before the last units are gone.
Designed for modern living and long-term value, The Seasons Residences also presents opportunities for investment through FedLease, Federal Land’s Residential Leasing Program. The program handles everything from marketing and tenant screening to contract management and after-sales service, ideal for homeowners seeking worry-free property management and steady income in a high-demand BGC market.
