According to one of the executives of a large mall chain in the Philippines, Metro Manila is in the brink of running out of mall space in the next three to five years.
A report from the Philippine Star mentioned that Robinsons Land Corp. (RLC) commercial centers division general manager Arlene Magtibay said to them that Metro Manila is facing saturation levels in terms of mall space. Thus, it can be expected that established names may be out of business some time in the near future.
Magtibay also told The STAR that competition may be stiffer soon with more malls opening up in the metro. Right now, effect isn’t felt yet but it will be in due time.
Meanwhile, SM Supermalls president Annie Garcia told The STAR saturation point for Metro Manila is still far from happening.
RLC operates 11 malls in Metro Manila while SM has 18.

Don’t turn the Phillpines into another US. It is a beautiful country. But Metro Manila? The already most congested city in the world. More malls will not make it better. Why do these people not see the rest of the country? Instead pf attracting yet more people to the area, build in the other provinces? Give these people work?
Few decades ago, no body knows what mall is. the word mall is none existing.
we want to buy clothes, people go to divisoria.
we want to buy shoes, people go to cartimar.
we want to eat chinese food.. people go to ongpin.
wanted to buy pet? we go to tiendisitas
wanna buy electronic? people go to Raon.. and many more places known for certain products.
a certain person have this idea to put everything in one place. that was henry sy.. and he call it “Mall”.
The Effect of Puting everything in one place lessens traffic congestion as people will not be traveling in multiple places just to buy multiple items.
putting one mall for every city will lessen more traffic on main road as people from one city will not travel to neighbor city just to buy something. (imagine if there is only one mall which is SMcity north edsa…. imagine people from bulacan and cavite traveling to quezon city to have their family day. do you realize how much traffic that would cause us today with our growing population?)
and this is why Malls are important to a city, it’s doesn’t kill small and medium business. it promotes competition. SM doesn’t own penshoppe, forever21, bench etc etc… they simply rent a space inside the mall. even the small business bentelog has a place on foodcourt.
Sadly time pass by and our population in NCR is getting worst, even huge malls is having problem accomunudating a population so they are trying to expand and develop.
the traffic problem and congestion has nothing to do with anything but “over population”. if we change our stupid government system to federalism. people on NCR will migrate to other cities who has lower taxes. in federalism local government has a power to declare lower taxs on his area and attract invetors and families to live a better life. federalism promotes competetion between cities and give every cities including provinces to develop on its own.
right now people are congested on NCR coz NCR is the only place in luzon who offers high salary to balance a high taxes (32%). how could a person from bicol live and save if he has low salary yet paying high tax?
When the Big One hits the metro, the people will have no place to go to for safety. Not enough open space (parks) available. Sinisira din ng mga malls yung mga maliliit na negosyo / retailers kaya mas lalo dumadami naghihirap.
Pabahay, Hospital, Parks (greenery), Museo at Paaralan.. di ko ma-intindihan kung bakit inuuna natin yung mga malls.
You know what this city needs? OPEN PARKS! Manila needs more green, not gray!
